The project involves the refurbishment and enhancement of Brettenham house, a non-listed but significant building located within the Savoy Conservation Area in London. Situated between the Strand and Victoria Embankment, the building requires a comprehensive update to its internal configuration to meet contemporary office standards. The goal is to transform Brettenham House into a high quality, modern workspace that aligns with current and future workplace trends while respecting the building's historic context and existing planning constraints.
The stone cladding will be retained and repaired and glazing replaced throughout with energy efficient windows. The arrival experience is also to be transformed including a hotel-like lounge with multiple touch down work spaces for occupiers.
The proposals cut back the ground and lower ground floor slabs on the west side to create a physical and visual link between both sides of the building. Connectivity is introduced through a bespoke staircases, connecting the two sides of the building. These spaces will be populated by active uses to create a vibrant, green and transparent link from a new central reception looking onto Lancaster Place and a new tenant/wellness entrance on Savoy Street. This activates the building at street level providing visual amenity to passing pedestrians and creates a convenient secondary entrance from Savoy Street.
The current roof level (Level 9) offers a spectacular opportunity for new office, amenity and terrace spaces with panoramic views across London.
The space was previously utilised for central plant only, and a key strategic move will be to relocate most of the plant into the basement spaces to unlock the potential of the rooftop for new uses.
There is also opportunity for new/refurbished terraces on the rooftop of levels 5, 6 and 7 with uncluttered views over the River Thames.
